BACK TO CLIMB THE PRICES OF HOUSES: + 0.2% IN THE THIRD QUARTER 2015
Albeit slightly, back to drive up prices. In the third quarter of 2015, in fact, Istat records an increase of 0.2%, with the decline on an annual basis, which stood at -2.3%, down from the 3% recorded in the second quarter.
A scenario consistent with the trend in sales, recording a slow but steady recovery; and with the expectation of the operators, which in terms of the prices they see the bottom of the hill in 2015, before moving to an almost stationary in 2016. If the economic recovery is consolidated, the prices will start to rise slowly since 2017. A market that then gives the first signs of convalescence, always bearing in mind that the value of homes has lost an average of 20-25% in the last 5-6 years.
More specifically, according to the Institute of Statistics, "in the third quarter of 2015, based on preliminary estimates, the index of housing prices (IPAB) purchased by households is for residential purposes and for investment increased by 0.2% the previous quarter and decreased by 2.3% against the same period of 2014. "
For the first time, then, after four years, there was an increase in prices on a cyclical basis. The increase was driven by rising prices of new housing (+ 1.4%), while for a used recording instead still a slight decline (-0.1%).
"The decrease year on year in the general price of housing, while remaining - known Istat - continues to downsize (-2.3% from -2.9% in the second quarter) due to the contribution of both housing prices new (-0.5% from -1.6% in the second quarter) and existing ones (-2.9% from -3.3% the previous quarter). The cyclical rise and confirms the gradual downsizing of trend declines in house prices occur in the context of a recovery in the housing market in terms of number of transactions (+ 10.8% yoy in the third quarter of 2015 seconds data disseminated by the Observatory of the Property Market Revenue Agency).
